- Very low risk of non-payment. 99% of all of Patria’s tenants
receive ‘Section 8’ vouchers which typically covers 70% - 100% of the tenants
rent. Chicago Housing Authority’s (CHAC) Section 8 program is a federally
funded rental assistance program that allows eligible households to rent
housing on the private market. CHAC and the property owner sign a Housing
Assistance Payments contract that guarantees a rental payment to the owner on
behalf of the tenant. (CHAC is required to conduct an inspection of the rental
unit before the tenant moves in and on an annual basis as long as the tenant resides
in the unit. All of Patria’s properties meet or exceed the CHAC requirements for
participation in the Section 8 program.)
- Low risk of vacancy. Your investment property will be fully leased
by the closing date unless otherwise specified. Patria boasts an exceptional
occupancy rate of 95%. Also, over 90% of Patria tenants renew their leases after
the first year.
- Reduced repair and maintenance costs. Since almost all of
Patria properties are full gut rehabs, Patria includes a
one year warranty against all mechanical defects including:
HVAC, plumbing, electrical and roofing (Roofs also carry a separate 15 year
material warranty).
- Minimal risk of damage. Patria builds its units to withstand
any abuse that may occur. Patria also collect a security deposit equal to
two months rent, sufficient in most cases to cover the cost of replacing or
repairing any damage to the rental unit.
- Better management. Patria offers free management for your
investment property for one full year. This literally means you have
only to collect your monthly income checks. Patria handles all routine
maintenance, tenant problems, vacancies, screening of tenants, the collection
of rents, paying of insurance, taxes, water and mortgage payments. You may also
choose to continue using Patria Partners as your property manager after the
one year period for a fee to be determined on a case by case basis.
